Professional Consultant’s Certificate
Lenders will generally only lend on a newly built, converted or renovated property where the property is covered by a warranty scheme or a Professional Consultant's Certificate (PCC). We can offer this type of architectural certification for mortgage purposes. The PCC will confirm to the lender or its conveyencer that we:
Basic
have visited the property during construction to check its progress, its conformity with drawings approved under building regulations and its conformity with drawings/instructions issued under the building contract;
Intermediate
will remain liable to the first purchasers and their lender and subsequent purchasers and lenders for the period of 6 years from the date of the certificate;
Intermediate
have appropriate experience in the design and/or monitoring of the construction and conversion of residential buildings; and
Advanced
will keep a certain level of professional indemnity insurance in force to cover their liabilities under the certificate.

We can prepare architectural drawings required for your planning application whether it be a large new build, small extension or internal conversion / alteration to dwellings.
Energy Performance Certification
Does a new build property need an EPC? Need an EPC for a Newbuild? You will need a SAP EPC. Any dwelling created after 1st April 2008 must have an EPC certificate produced using full SAP methodology. These are produced by KVM Building Design.
Local Authority Completion Certificates
Once your new build, extension or conversion is complete, we can provide you with assistance in submitting and gaining completion certificates.
